David asked: It’s time for us to renew our apartment leasing contract. We know that the current rate offer to others is lower than what’s we have been paying. However, the leasing office refuse still wants us to pay the old higher rate. We know that we can just move out but we are curious about why they want to treat us differently. We have been a good tenant with an excellent payment history in the past one year.

John Doe asked: I own a large historic home that I rent out as office space to regular, long-term tenants in the second floor rooms, and I also rent the large first floor rooms as meeting/banquet space to groups for special events. I want to raise the rents I’m charging my office tenants, but I’m afraid that I may loose one or more of them if I do. Can anyone offer suggestions on how to negotiate fair rent increases for commercial tenants? The house is located in a small city in West Virginia.

Will they ask me to pay more of a deposit if i don’t have credit? Also, I had to take a form to my current leasing office that had a questioner. One question was that I have been late ONCE on my rent. I’m worried of anything that will ruin my chances.

I have found some affordable office spaces with kitchens, so I was wondering if that would be allowed as a commercial kitchen?

1) Small business owner has his only office in his home.
2) He paid the mortgage off. House is totally debt free.
3) He uses one room as his only office that he otherwise would use as another family room if he would for example rent space for his business in a business building not belonging to him.
4) Can he bill his business with rent for that room in his own home?
5) Can he deduct rent for that office room?
6) If he ever would sell this house one day, would it still be a private house sale?

I have read somewhere that there is some kind of paperwork that you can get from Staples or some other office supply store that will help aid in doing this. I would rather do all of this myself if possible.

I heard that when your renting a property on a month to month agreement you have to give tenants a 60day term notice and if you have them on a yearly agreement your only required to do the 30 day term notice. This is the reason Im looking for a yearly agreement but haven’t been able to find one anywhere.
